Previously a parking lot for Petco Park events, Park 12-The Collection is now the largest residential development in the East Village neighborhood of downtown San Diego. Construction broke ground in 2015 when Greystar acquired the project from JMI, the previous developer who got the 20-year project planning approved. The project was completed in the fall of 2018 and is very unique in the sense that it consists of 6 distinct buildings which create an urban village setting. To give you a sense of its sheer enormity, the 3.5acre lot is bounded by Park Boulevard, 12th, and Imperial Avenues. 10th and 11th Avenue also feed to and from Park Boulevard where the lot is located and it has 1214 parking spaces
The Lay of the Land
According to the developer “The Collection is a residence defined by avant architecture with breathtaking views, signature interior design, next level-level amenities, and an unrivaled location”. Designed by Carrier Johnson + Culture, the original intent of this development was to promote the revitalization of East Village by extending downtowns footprint beyond the confines of the civic core (northwest downtown). Additionally, the developers aimed to create a tailgating atmosphere for events near the anchor development: Petco Park. The vision was to transform Park Avenue into a “lively Grand Boulevard that will be thronged with pedestrians on Ballpark event days”.
As it stands today, Park 12 has accomplished the initial goal of creating a village atmosphere in a very modern form and we feel the vision for transforming Park Boulevard will be achieved with Park 12. There are 6 distinct buildings that create “The Collection” and the village feels like the ultimate urban dream with open walkways flanked by a countless number of retail / commercial fronts on the ground level, 49,000 SF to be exact. Think of a French village with an urban twist. To cap it off, the gateway to the village displays a prominent public art piece called growing home and designed by Joe O’Connell. The piece is a seashell that encapsulates the history of the ever-growing city of San Diego.
The Community Amenities
Amenities that make Park 12 a downtown living envy include rooftop swimming pools with sun deck and spa. Outdoor decks with downtown skyline and water views, a fully equipped 24-hr indoor/outdoor fitness center and 32nd-floor horizon lounge room for select residences. Jim Ivory, Senior Director of Development for Greystar noted that Park 12 has a variety of floor plans to fit any lifestyle from studios, 1br, 2br, and 3br plans with residences ranging in size from 518 – 2824 SF. The pet-friendly complex also has a dog park with pet drinking fountains and wash stations.
In addition to public amenities, each unit has a full-size washer and dryer, stainless steel appliances with quartz countertops and high gloss cabinets. Just like other nearby developments, outside amenities include close proximity to the MTS trolley line, San Diego Central Public library and walking distance to Petco Park.

Park 12 has been in the works for over 20 years! it received initial approval back in 2005. JMI Realty, the previous developer, is owned by John Moores, a former Padres owner. Under the leadership of JMI CEO, John Kratzer, the company master developed the 26-block, $3 Billion East Village master plan where numerous developments like the San Diego Central Public Library, Petco Park and K1 are currently constructed.
Park 12 residents will see the first ever Padres game from the buildings’ vantage point during the 2019 season opener on Thursday, March 28th, 2019 at 1:10pm. We hope Park 12 is the good luck charm the Padres have been longing for.
